Maintenance Information
What do I
do if I have a maintenance problem?
You may e-mail
us at
Fredshp@yahoo.com
or call our office at 706-613-2742 to report
any maintenance issues.
What
happens if I have an emergency after hours?
Call 911 and then call
our office at 706-613-2742 and leave a
detailed description of the emergency.
Please leave a name, number, apt number, and
detailed report of the incident.
Downtown tenants can contact the provided
emergency number.
What is
considered an emergency?
Running water
of any kind is an emergency. Air
conditioning going out is not an emergency,
but will be handled as quickly as possible.
What do I
do if my toilet overflows?
Immediately turn the
toilet off by closing the valve on the wall
behind the toilet. Call the office and
someone will discuss the problem and send
the appropriate repairman.
Why am I
being charged for a maintenance call?
If you call and
report a problem and the repairman can find
nothing wrong then that service call is
charged to the tenant. If you report a
problem and the repairman determines that
you were the cause of the problem then the
repair will be billed to you.
What are
the most common charges for a tenant charge?
Clogged toilets are
the most common charges. You should own a
good plunger and have made an effort to use it before
reporting a stopped up toilet.
What if I
lock myself out of my apartment?
If it is during office
hours then you may come by and borrow a key
to let yourself in. After business hours you
may either call a locksmith or call our
emergency number. The person on call will
come and let you in for a charge of $50.00.
What do I
do if the lights don't work in my bathroom?
Look on the outlet of
that bathroom and push the reset button on
the ground fault circuit, or check your
breaker box. If that does not fix the
problem, then call the office and turn in a
work order.
